Tenant Maintenance Request

Maintenance requests are reviewed during regular business hours, Monday through Friday, from 8:00 a.m. to 5:00 p.m., excluding holidays.

Excel Property Management requires that all non-emergency maintenance requests be submitted in writing, either in person or via email at propertycare@epmrentals.com. You can also use your tenant portal on RentCafe. If you are unable to successfully submit an online service request, you may alternatively call (559) 688-1400. However, for the fastest service, we strongly recommend following the steps below.

How to Submit a Service Request:

  • Complete all required fields on the service request form.

  • Provide a detailed description of the issue and upload photos, if available.

After Submission, You Will Receive:

  • An initial confirmation email.

  • A follow-up email with detailed instructions to expedite your request and/or contact information to schedule a service appointment (typically within 48 business hours).

Requirements to Submit an Application

Applicants must be 18 years of age or older and provide a valid government-issued photo ID or driver’s license, as well as a Social Security card or ITIN. All individuals age 18 or older who will be occupying the home are required to submit a separate application.

A $35 non-refundable application fee is required for each applicant. Application fees may be paid by exact cash, cashier’s check, money order, or online.

Applications must be completed in full to be considered. Please allow 3–5 business days for application processing.

  • Completed rental application
  • Pay check stubs covering the most recent 90-day period
  • Copy of Government ID or Driver’s License and Social Security Card
  • $35 non-refundable fee
